Our client acquired a Class B apartment community in Bowie, Maryland—a well-located asset with strong underlying fundamentals, but one that had not kept pace with evolving market expectations. At approximately 20 years old, the property still featured largely original mid-1990s interior finishes, creating a growing gap between the asset’s potential and its competitive positioning.


While occupancy remained stable, the community was underperforming relative to its submarket. Rental rates lagged newer and recently renovated competitors, resident expectations were shifting, and the overall experience did not reflect the quality the location could support. Without a clear repositioning strategy, the asset risked continued revenue stagnation and missed value-creation opportunities.

You don’t expect to find lessons in resident experience in a Hollywood action film - but sometimes, the simplest truths show up in unexpected places.


In the 2018 movie Tomb Raider, there’s a brief but telling scene: a security guard dismisses and speaks rudely to a young woman trying to enter a building. What he doesn’t realize is that she’s not just another visitor, she’s the owner.


It’s a quick moment, almost played for humor. But beneath it is a powerful reminder: the way people are treated at the point of interaction matters more than we often think.


In real estate, particularly in multifamily and resident-facing environments, these moments happen every day. A leasing agent rushing through a conversation.
